When a full replacement makes sense
If your roof is twenty-plus years old, has had three or more repairs in the last two years, or is showing structural sag along the ridge — replacement is usually cheaper than the next round of patches and almost always safer.
What is included in a project
- Full strip-out and responsible disposal of existing tiles, battens and underlay
- Inspection and repair of timber trusses, with replacement of damaged members
- New double-sided foil insulation and breathable underlay membrane
- New treated battens and your chosen roofing material — tile, metal sheet or composite
- Re-pointed ridge and hip capping with flexible polymer bedding
- Gutter and downpipe inspection — replaced if past their service life
- Site clean-up, debris removal and final photo handover report
Materials we work with
For residential projects we most often quote Monier concrete or clay tiles, Bluescope Clip-Lok metal panels, or Onduline composite sheeting for verandahs and outbuildings. Each comes with its own cost, weight and lifespan trade-off and we will walk you through which suits your structure.
Typical project timeline
- Day 0: Site visit, measurements, written quote within 24 hours.
- Week 1–2: Material order, scheduling, weather window selection.
- Day 1–4 on site: Strip-out, truss inspection, underlay and batten install.
- Day 5–7 on site: Roofing material installed, ridge capping, gutters reinstated.
- Day 8: Final clean-up, walk-through, warranty registration.
